Welcome, and thank you for considering booking Asteria directly with us. These terms explain how a booking works, so you know exactly what to expect. They are the basis of the agreement between you, the guest, and us, the owner of Asteria. If anything here is unclear, please just ask before you book and we will gladly explain.
About us and this apartment
Asteria is a single holiday apartment in Pješčana Uvala, Medulin, Istria, Croatia. It is let by its owner as registered private accommodation. The apartment comfortably hosts up to two guests, with room for a travelling infant, meaning a child under two years old who sleeps in a travel cot. Our registration details are in the Legal Notice.
How a booking is made
You send us an enquiry through the form on our site. We reply with our availability and an offer that states the price for your dates and how to pay. Your dates are not held while you are deciding, so until you pay they remain open to others. As soon as you have paid, send us your payment confirmation and we will hold the dates straight away, without waiting for the transfer to reach our account. Your booking is confirmed, and a contract between us is formed, when we acknowledge your payment.
Prices and what they include
We quote a single total price for your stay, tailored to your dates. That total includes a one-time cleaning fee and the tourist tax. There are no hidden extras. Because every enquiry is different, we do not publish prices on the site; the price is the one we quote you.
Payment
We ask for payment by bank transfer to our account; the details are in our offer. Payment works like this:
- To confirm your booking, you pay a deposit of 30 percent of the total, within the period stated in your offer.
- We request the remaining balance about 30 days before your arrival, and it is due within 7 days of that request.
- If you are booking less than 30 days before arrival, the full amount is due to confirm the booking.
- If the balance is not paid by its due date, we may treat the booking as cancelled on that date. The cancellation terms that apply on that date will then apply, exactly as if you had cancelled.
The deposit is an advance payment toward the cost of your stay. It is not a security or damage deposit; we do not take one.
Changing or cancelling
Our cancellation terms, including a short grace period after your booking is confirmed and the option to move your dates, are set out in full on the Cancellation and Refunds page, which forms part of these terms. Please read it before you book.
If we have to cancel
We do not expect this to happen, but if we cancel your booking for any reason other than an event outside our reasonable control, we will refund everything you have paid, in full, without undue delay and in any case within 14 days of the cancellation.
Check-in, check-out, and getting the keys
We operate self check-in. Check-in is from 15:00 and check-out is by 10:00. You can arrive at any time from 15:00 onwards. We will send you the arrival details, including the instructions for letting yourself in, before your stay. If you need a little flexibility on timing, tell us and we will do our best.
Guest registration and tourist tax
Croatian law requires us to register every guest, of any age, in the national eVisitor system within 24 hours of arrival. So before or on arrival we will ask each guest for the identity details needed for this, which include full name, date and place of birth, citizenship, and the type and number of an identity document. This is a legal obligation, and we handle those details carefully, as explained in our Privacy and Cookies notice. The tourist tax is already included in the price we quote, so it is not collected separately at the apartment.
Occupancy and house rules
The apartment is booked for the number of guests we agree, up to two, plus a travelling infant. A few simple house rules help us keep Asteria lovely for you and considerate to our neighbours; they are on the House Rules page and form part of these terms. In the event of a serious breach, for example a party, more guests staying than agreed, or smoking indoors, we will first ask you to stop. If it carries on, or if what has already happened is serious enough to damage the apartment or disturb our neighbours, we may end your stay. We would only do that as a last resort, and only where it matches how serious the problem is. If something is damaged, we may also ask you to cover the cost of repairing or replacing it, on the basis set out below.
Looking after the apartment
Please treat Asteria as you would your own home. You are responsible for loss or damage to the apartment or the things in it caused intentionally or through carelessness, by you or by anyone you allow in. This does not cover fair wear and tear. If something breaks or goes wrong, just tell us as soon as you notice, so we can try to put it right. Honest accidents happen, and they are far easier to sort out when we know early.
Our responsibility, and things outside our control
We want your stay to go smoothly and we will do our part to make that so. We are not liable for your own belongings or for circumstances beyond our reasonable control. If something entirely outside our control (for example a natural event, a utility failure at the building level, or a governmental measure) prevents us from providing the apartment, we will contact you promptly and offer a refund of sums paid for the affected stay or, where possible, alternative dates. We recommend that guests hold their own travel insurance.
If something is not right (complaints)
If anything about your stay disappoints you, please tell us straight away so we have the chance to try to fix it while you are here. You also have a formal right to make a written complaint, and that process is set out in the Legal Notice.
Which law applies, and where
Croatian law applies to this agreement. If you are a consumer resident in the European Union, you also keep the mandatory consumer protections of your own country of residence, and you may bring proceedings either in the courts of your country of residence or in the Croatian courts. If you are a consumer resident in the European Union, we will bring any proceedings against you only in the courts of your country of residence. Nothing in these terms limits the rights you have as a consumer.
General
If any part of these terms turns out to be invalid, the rest continues to apply. We may update these terms from time to time; the version in force on the day you book is the one that governs your stay. These terms are published in Croatian, English, German and Italian; if there is any discrepancy between versions, the Croatian version prevails, without affecting any mandatory protections available to you under the law of your own country.
