We know plans can change, and we have tried to make our cancellation terms as fair and clear as we can. They are designed to balance your need for flexibility with the fact that, when we confirm your dates, we hold the apartment exclusively for you and turn other guests away. Here is exactly how our cancellation terms work.
If you need to cancel
- More than 30 days before arrival: you receive a full refund of everything you have paid.
- Between 14 and 30 days before arrival: we retain 50 percent of the total price, and anything you have paid above that is refunded.
- Less than 14 days before arrival: we are not able to offer a refund. Moving your dates may still be possible, though, so please talk to us before you write the stay off.
- A no-show, or leaving early: we are not able to offer a refund, and by then it is too late to move your dates.
We only ever retain from what you have actually paid. If the percentage above comes to more than you have paid us, we will not ask you for the difference.
A short grace period
If you change your mind within 48 hours of our confirming that we have received your payment, and your arrival is still at least 14 days away, you may cancel for a full refund. This gives you a little breathing room right after booking.
If the balance is not paid
If the balance of your stay is not paid by its due date, we may treat the booking as cancelled on that date, and the terms above apply as at that date. So not paying is treated the same as telling us you are cancelling; there is no advantage either way. If you are having trouble with a payment, just tell us and we will try to sort it out with you.
Prefer to move your dates?
If your plans shift, you are welcome to move your booking to other available dates rather than cancel, and what you have already paid carries over, so that a change of plan does not need to mean losing your stay altogether.
Up to 14 days before arrival, this is yours to ask for, within the limits below. Inside the last 14 days, when a refund is no longer possible, we will still consider a move and will do what we can where the circumstances call for it, but at that point it is for us to decide and we cannot promise it. If something has happened, tell us: we would much rather hear from you than not.
A few practical limits, so that this works for both of us:
- Once only. We can move a booking one time. A booking that has already been moved cannot be moved again.
- Within twelve months. The new dates need to fall within twelve months of your original arrival, either earlier or later, and must not already have passed on the day you ask. This keeps a booking from being left open indefinitely.
- Before you were due to arrive. Please ask us before your original arrival date. Once that day has passed, or the stay has begun, we can no longer move it.
- Subject to availability, and charged at our rate for the new dates. If they cost more, the difference is payable. If they cost less, we do not refund the difference, since moving your dates is an alternative to cancelling rather than a way to obtain a refund.
If you later need to cancel a stay you have already moved, the terms above apply as they stood on the day we agreed the move.
How refunds are paid
Any refund due is made by bank transfer, to the account the payment came from, without undue delay and in any case within 14 days of the cancellation. In practice we aim to send refunds much sooner than that.
A note on the 14-day cooling-off right
Under EU and Croatian consumer law, the general 14-day right to withdraw from an online purchase does not apply to accommodation booked for specific dates. This is normal for holiday stays everywhere in the EU. Your cancellation terms are the ones set out on this page.
